The majority of our guests stay for 2 - 3 nights visiting Fraser & Lady Islands and whale watching (in season). Guests are predominantly international but with a growing domestic market. The property is not suitable for children under 14.
As most of our guests leave early morning for tours, we are able to have plenty of time to ourselves and often have finished our work before 10am. Our check in time is 4.-6pm and checkout 7.-10am.
The Bed & Breakfast is well able to be managed by a couple and offers a great life/work balance.
There are no cooking requirements for the Bed & Breakfast as we have a unique breakfast dining set up in each room offering self cooking and continental breakfast.
We are partnered with 9 highly reputable international travel agents, online booking companies and tour operators. We have bookings through to Sept 2020 and associated booking system, web site and naming and reputation etc. This is an ideal property to build on as a sole income or to augment a current income. It currently has a 9.4/10 rating on booking.com and highly rated on Trip Advisor.
The Bed & Breakfast occupies the top level of the home and comes as walk in walk out (excluding some personal items). We occupy the lower level of the house which is not accessible by the guests as guests have their own external entry as we also have our external and internal entry.
Our private quarters take up the same area as the upper level with enormous outdoor living area which again is not accessible to guests.
The property is set on 2174sqm.of land with the possibility of re-zoning to medium density or subdivision, a granny flat or even your own private tennis court or small soccer ground. This is a quiet part of Hervey Bay with the block surrounded by native trees and in walking distance to restaurants, cafes and pristine beaches.
We bought the property in June 2015 and undertook renovations to the upper area to accommodate the bed & breakfast. As it has only been trading for 4 years there is still plenty of scope for growth. As one of us has been ill for the past 2 years we have not actively marketed the property but still it continues to grow as does our reputations for excellent service.

We commenced the business in October 2015 so there is so plenty of growth in the business. We have not marketed for growth for 2 years due to unforseen health reasons but the business still continues to grow as does its reputation.
Our only other competition are small motels who cater more to the commercial traveller.. We do not compete with AirBnB.
Due to serious unforseen ill health of one of the partners. One senior partner has been able to run this business solely for 2 years but that is not the optimum.
We take 24 hour bookings, but general hours check out 7-10 check in 4.-6 but we are flexible. This is a lifestyle property where you can close out when ever you like.
