REF 6286 – Leasehold Multi Award Winning Microbrewery
Blacks Brokers are pleased to bring to the market this leasehold microbrewery located in a busy commercial area of Ripley, Derbyshire.
The business was established by our client in 2006 due to a great passion for brewery and a mission to brew the perfect pint. In 2015, the business moved to its current B1/B2 licenced premises in Ripley. The brewery has become well known with this business sector, having won no less than 26 prestigious awards including a silver award for CAMRA’S Champion Beer of Britain in 2017 and a bronze award for SIBA’S National Keg Competition. The brewery was described as “one of the most exciting microbreweries in the country” by The Independent. The specialist beers brewed here are full-flavoured, traditionally styled ale with a modern twist and are currently supplied to around 100 local pubs, and around 75 chain pubs in the surrounding area. Our client has also established excellent relationships with eleven beer distributors, six of which use the business on a very regular basis. Our client is willing to stay on at the business for a period of time to deliver training, ensure smooth handover and offer continuity to the customer base.
The business is positioned on a busy industrial estate in Ripley – the area is well linked by the M1 and A61 and public transport links are good. Free parking is available immediately outside the unit.
REASON FOR SALE
The business is only being offered for sale due to our client’s other business interests and a change of direction personally. The business would be ideally suited to a hands-on owner-operator with a passion for brewery.
The building is available on a competitive rent on a Full Repair and Insure lease (FRI lease). This is the most common form of commercial property lease. The current lease is for three years and began in 2015 at a cost of £125 per week. This is soon due for renewal and will be fully negotiated with the business sale.
BUILDING LAYOUT AND DESIGN
The business operates from a modern commercial unit within a busy industrial estate. The unit has metal roller shutter in place that leads directly to the brewery area with separate, pedestrian entrance to the office. Inside, the brewery area is well equipped with 5BBL brewery stainless steel, insulated & clad in wood along with three fermenting vessels with temperature probes, tops & lids, hot liquor tank and much more. There is also a private administration office and toilet facilities within the unit – all areas are presented well with good quality fixtures and fittings in place.
The business is currently operating with only our client in employment.
The business has traded solidly since opening. The business generates an annual turnover of £72,351 with gross profits of £43,085. Full financial details are available upon viewing.
This leasehold business is well established and has an enviable reputation within this sector. Our client has secured excellent relationships with distributors, suppliers and other local businesses. The recipes and quality of the products is second to none, however, there is plenty of scope to develop the business further with a strong marketing drive and regular attendance at festivals and other such events both locally and further afield - at present our client attends around ten per year. This proposition would ideally suit an owner operator able to push the business forward and build upon the solid and impressive trading foundations. Our client can offer a training and handover period if desired. Early viewings are strongly advised.
