Pinedale has lots of homes for sale and lots of real estate agents. Listings high, sale prices OK.
Business is located on Pine (the main) street of Pinedale, Wy. This street is also US hwy 191 which is a busy tourist route to Teton and Yellowstone Nat Parks. Within 3 blocks there are 2 auto parts stores, a pharmacy, a dollar store, car wash and 2 convenience stores, 1 bank and 2 motels.
The building is a 12500 sq. ft. metal building with 10,000 sq.ft. of sales floor. It is located on 1/2 city block with concrete parking for 16-18 vehicles. Behind the main structure is a 900 sq.ft.3 sided storage building with 2/3 of it with concrete floor. The main building is extremely efficient to heat $2400 per year in one of the coldest locations in the USA(whoops, may not be a selling point)
Like every business the potential is up to the new owners and their interest . Appliances were added in April, 2019. We are working on an agreement agriculture parts with little investment. A neighboring community in the county has potential for a similar store.
Pinedale is a competitive community. The grocery store has an adjoining hardware store. There is a feed store 2 blocks away, a lumber yard in the industrial site outside of town, and a farm and ranch store 8 miles out of town. But this store has existed for 30 years with a reasonable to good profit. And ROI is increasing because of price and inventory adjustments.
